Buying Farmland

The purchase of farm land is a very large transaction. Some things to consider are:

• What is the productivity of the soils?
• What have similar farms been selling for?
• Is it subject to a lease?
• Is there any CRP or CREP and how does that affect value?
• What cash flows can I expect from this land?
• Are there any federally protected wet lands?
• Has there been a survey?
• Should the offer be made on total price or price per acre?

Selling Farmland

The sale of farmland is an involved and complex task. Some of the points to be considered are:

• What time of year to offer it for sale?
• Should you do a public auction, traditional listing or other method of sale?
• Will you want to reinvest the sales proceeds via a 1031 exchange?
• Should the farm be surveyed?
• Should the farm be divided into multiple tracts?
• Is there a current lease in force?
• What about verbal leases?
• How des CRP or CREP affect the sale?
• How will the farm be marketed? Can we pull in outside investors?
